People often use "Boerne," "Fair Oaks Ranch" and "Spring Branch" as shorthand for a much larger collection of municipalities, unincorporated areas, master-planned communities and individual subdivisions. Two properties with similar mailing addresses can differ substantially in school assignment, utilities, special-district taxes, HOA obligations, gates, lot size and travel time.

This guide compares representative communities so relocating buyers can decide which areas deserve an in-person visit. It is a starting point, not a substitute for verifying a specific property. Prices, inventory, school assignments, tax rates, fees and planned amenities can change.

Cordillera Ranch — The Resort Estate

Location: North of Boerne along Highway 46 West, approximately 30 miles northwest of downtown San Antonio

Amenities: Seven clubs under one membership: Golf Club, Tennis and Swim Club, Spa and Athletic Club, Social Club, Equestrian Club, Rod and Gun Club, River Club. Five miles of Guadalupe River frontage. Club access depends on a separate membership. Full Golf, Limited Golf and Ranch memberships provide different privileges, and Master and Conditional classifications have different transfer provisions. Property ownership should not be described as automatically including full club access.

Architectural standards: Strict design guidelines enforced by architectural review committee. Housing includes custom homes, existing/resale homes, homesites and villa products, subject to current inventory and section-specific requirements.

The vibe: The community feels mostly built out rather than under active construction. Homes are visually consistent due to strict design guidelines. The primary lifestyle is organized around the separate club membership system rather than HOA amenities alone. Nearly every trip is by car; homes are spread across 9,100 acres. Lots are generally usable, though some sections have slope or tree cover. The community is guard-gated at all entrances. The recurring cost that creates the largest difference from nearby alternatives is the compulsory club membership, which is separate from HOA dues.

George's Ranch — The New Estate Community

Location: South of Boerne, less than 4 miles from Main Street

The community is organized into two named sections: The Homestead and Adeline. Each has a different builder roster and price-point range. The Homestead contains one-acre homes and current offerings by Drees, Perry Homes and Toll Brothers. Adeline is the custom-home section, with its own entrance and custom homes/homesites subject to community architectural requirements. Verify which section a listing falls within before comparing prices. The two sections are not interchangeable.

Amenities: Guard-gated entry, community preserves, walking trails, native landscape. George's Party Barn is planned as a future gathering space. The developer also identifies a fitness center and pickleball courts as future additions.

The vibe: George's Ranch feels actively under construction, particularly in The Homestead section, with new homes being built and sections still being developed. Homes are moderately varied due to multiple builders but guided by community architectural requirements. The primary lifestyle is organized around acreage and HOA amenities rather than a club. Most trips are by car, though the Homestead section is closer to Main Street than many Boerne alternatives. Lots are generally usable with minimal slope. The community is guard-gated. The recurring cost that creates the largest difference from nearby alternatives is the absence of a separate club membership, which keeps monthly obligations lower than Cordillera Ranch.

Because it sits under four miles from historic Main Street, it provides quicker access to downtown Boerne shops than legacy master plans deeper in the hills.

The vibe: Much of Esperanza feels built out, though some later phases are still under active construction. Home styles are highly varied across sections, ranging from traditional to contemporary. The primary lifestyle is organized around HOA amenities: the resort pool, trail system and parks. A resident can walk to Herff Elementary from many sections but nearly every other destination requires a car. Lots are generally usable with minimal slope issues, though newer phases may have less established landscaping. The community has a gated entrance but is not 24-hour manned. The largest cost difference from area alternatives is the PID assessment through Kendall County WCID, which appears on the property tax bill separately from the HOA dues.

The 55+ Regency at Esperanza enclave is within the community. Verify if you want to be near or away from the active-adult section. Regent Park — The Convenient Community Profile

Location: In Boerne, convenient to I-10 and Highway 46

The vibe: Regent Park feels built out with minimal active construction. Homes are visually consistent, built by a limited set of builders during the development phase. Lots on the 50-foot homesite width section feel tighter; the 60-foot sections offer more breathing room. The community has no gate. The main cost difference from area alternatives is the absence of a PID or club membership, keeping HOA fees lower than Esperanza or Cordillera Ranch.

The Dominion — San Antonio's Prestige Address

Location: Northwest San Antonio along I-10, near La Cantera and The Rim

Spring Branch and the Canyon Lake Corridor

Mystic Shores — The Riverside Luxury Community

Size: The POA describes approximately 7,000 acres, more than 2,100 homesites and roughly 50 miles of roads.

Location: Mystic Shores is on the north shore of Canyon Lake, between bends of the Guadalupe River in the Spring Branch/Canyon Lake area

Community amenities (verify access rights for the relevant section) include community centers/pools, parks, sport courts, trails, boat ramp or storage, lake/river access and nature-preserve areas. Distinguish Guadalupe River access, Canyon Lake access, community waterfront amenities, and actual private riverfront or lakefront lots

The vibe: Mystic Shores feels rural and partially built out, with significant undeveloped acreage and custom homes scattered across sections. Homes are highly varied, reflecting individual custom builders rather than production builders. The primary lifestyle is organized around waterfront access, acreage privacy and the natural setting rather than a club. Nearly every trip is by car; there is no walkable retail within the community. Lot usability varies significantly by section; some lots have steep slopes, rock outcroppings, dense tree cover, or drainage considerations. Some sections (The Peninsula, Rio Central) are gated while others are open. The largest cost difference from Boerne-area communities is the reliance on well and septic systems for many parcels, plus the longer commute to San Antonio.

Property Taxes in the Hill Country

Property Taxes: Compare the Parcel, Not the County

A property's bill depends on its taxable value, exemptions and the adopted rates of every taxing unit serving that address. Two homes in the same mailing city or even the same master-planned community can have different city, county, school, groundwater, emergency-service, WCID/MUD or other taxing entities.

A basic planning calculation is:

Taxable value x combined adopted tax rate / 100
+ any separate PID assessment
+ applicable HOA/POA and club charges

Use the property's current tax statement and Texas Property Tax Transparency records to identify the actual taxing entities. Do not estimate a property from a generalized county range.

Special Districts and Assessments

Some newer developments use a municipal utility district or water control and improvement district to finance and operate infrastructure. These districts may levy an annual ad valorem property tax. A public improvement district, by contrast, generally imposes an assessment tied to the benefited property. Buyers should identify the exact district, its current rate or assessment, outstanding obligations and any scheduled changes.

Esperanza is served by Kendall County WCID No. 2A or 2B, depending on the property. The WCID 2B FAQ dated 2025 lists a district tax rate of $0.95 per $100 of assessed value and a combined rate of $2.3429. It also states that district properties were outside Boerne city limits and therefore did not pay City of Boerne property tax. These are dated, district-specific figures and must not be presented as the current rate for every property without verification.

Public water and sewer service can eliminate the need for an individual well or septic system at a specific property, but it does not "completely eliminate" maintenance, rate, capacity, availability or service-interruption concerns.

Homestead Exemption

Texas currently provides a mandatory $140,000 residence-homestead exemption from school-district taxable value for a qualifying principal residence. The owner must qualify and apply. The exemption does not subtract $140,000 from the taxes charged by every local entity, and it is not a $140,000 cash deduction.

For Boerne ISD properties, enter the complete address and ZIP code in BISD InfoFinder . BISD advises that homes near district boundaries should also be confirmed with Administrative Services at 830-357-2011. Bus routes and times are updated annually.

For Comal ISD properties, use the current elementary and middle school attendance-zone maps and the Transportation Routefinder . Confirm both the assigned campus and whether the property is in a transportation no-service zone.

What is the difference between Cordillera Ranch and George's Ranch?
